The Board and Officers are pleased to announce that Towne Properties will assume the management responsibilities for our neighborhood Association on September 1.

It was our intent to announce the new management company in the August newsletter and have that out before Towne Properties sent their letters but I was unable to meet this deadline. The newsletter will be mailed out on Tuesday. I apologize for the delay.

I received my letter from Towne Properties in the mail today and would encourage everyone to visit Towne Properties website at towneprop.com to familiarize yourself with the company in general. The cost of their management services for TrabueWoods will be $1,039.50 per month. This does not include electric, insurance, landscaping,legal fees, etc. Further details of costs and services can be found in the last two 'Meeting Minutes' notes.

I will be contacting Towne Properties early next week to obtain clarification of the 'payment of fees' section of the letter. It was the Board's understanding that they will send Yearly Dues Bills one time per year, not monthly as outlined in the letter. Additionally, the letter incorrectly indicated that TrabueWoods HOA is a comdominium association instead of homeowner association.

Most transitions are not smooth and seamless as everyone would like and this one will probably require some clarifications and ironing out of wrinkles as well. The Board and Officers believe that the needs and interests of the majority of homeowners will be better met with the assistance of Towne Properties.

The Board and Officers would appreciate your feedback regarding Towne Properties to ensure that you are satisfied with their services. Once the transition is complete the Board and Officers will begin organizing block-watch programs to interested residents.

Clarification of Letter from Towne Properties:

I have been in touch with Amy Cain at Towne Properties. She will be your contact and if she is not available you may contact her assistant Elisabeth Swartz (614-781-0055). Dues will continue to be collected one time per year and will be due in full without monthly withdraws to your checking account.

Ms. Cain indicated that Towne Properties will send another letter to provide clarifications from the first letter they sent. I apologize for any confusion.

2010 Yearly HOA Dues will be $61.35 and will be due in January 2010 (which is the same as our fiscal year). The Board will work with Towne Properties to draft the 2010 budget which will be published on this website once completed. Towne Properties will provide monthly financial statements which will also be posted on this website.

The Board and Officers will be meeting with Towne Properties regularly to ensure the Association Members are represented. While yearly dues do not cover the yearly expenses of the Association, we have 29K in the Associatioin bank account. Consequently, I would not anticipate any additional (special) assessments in the near future.

The Top 3 goals will be to collect all HOA dues,Deed Restriction enforcement and assessment of front entrance needs. The first two will will require legal intervention and attorney fees. The front entrance landscaping is about 10 years old and while we have attempted to preserve what we have, some will have to be replaced.
