Annual Trabuewoods Homeowner Meeting

The annual meeting of the Trabuewoods Homeowner's was held last night at the Maranatha Baptist Church. Beth Lintz, Board of Trustee and President of the HOA, provided an overview of the HOA achievements during the past 8 months along with the plan and goals for the future. She gave a detailed account of the finances and reviewed the 2008 budget that demonstrated a projected substantial deficit in funds, thus announcing the HOA dues will be increased to the allowable 5% from $53.00 per year to $55.65 per year. The HOA will attempt to off-set this deficit by advertising in the newsletter and on the web site as well as securing sponsorship from local businesses. The HOA will also sell hot dogs, chips, soda, etc. at social gatherings and during the garage sales.  She presented the 2007 Dues Income at 82% paid (311 homes) leaving 67 homes unpaid (18%). The 67 homeowners who have not paid have been turned over for collection by Mr. Loveland our attorney.

Debbie Gordon, Board of Trustee, presented an update on safety, emphasizing recent home break-ins, vandalism, drug activity and car theft. One homeowner reported multiple break-ins to his automobile and another reported his car had been stolen. She called attention to our community's need to re-initiate the Block Watch Program and called for volunteers to become captains on their street to deter criminal activity. Debbie also suggested we leave our porch lights on and report any suspicious activity to CPD at 645-4545.

Beth Ehret, Board of Trustee, covered the Special Warranty Deed enforcement and the HOA's use of the Business Judgment Rule that essentially states that as a result of limited funds and manpower the focus will be on safety issues at this time. Beth announced that in 1999 the property value of our community was listed at 6 million dollars and today that value has decreased by 20%. She also spoke on Reserve B which is costing the HOA in taxes and up-keep with a property value of approximately $3,000.00. Since there is no, and can not be, road access to this property and since there is a no building code, sale of  this property was proposed and presented with agreement from those homeowners present. There is interest of purchase by the owner of the home on Trabue Road that sits adjacent to Reserve B and a purchase agreement will be initiated.

Mike Schlegler, Officer and Vice President, covered Deed Restrictions reiterating the use of the Business Judgment Rule and a focus on enforcing safety issues and cleaning up the neighborhood. Mike continues to address on street parking that chokes our streets,especially the narrow streets, commercial and tractor trailer parking as a safety hazard with obstruction of visibility, difficult or no passage of automobiles, postal service, school buses and snow plows. He announced that above the ground pools greater than 12 inches are against the Deed Restrictions, urged homeowners to keep their grass cut, do not pile debris in their yard or against their house and emphasized that window air conditioners are not permitted in windows facing the street. Mike also offered to assist any homeowner in grass mowing if they are unable to mow their grass themselves, stressing the importance of a clean well groomed community.

Pam Johnson, Officer and Secretary, provided an update on the rentals, vacancies and for sale homes with a total of 9 vacant, 30 rentals and 24 for sale. She announced the community garage sale on June 20, 21 and 22 which was originally going to run only Friday and Saturday but per the request of a homeowner at the meeting will now include Sunday. She briefly spoke of the Doggie Run and Spring Fling as upcoming events which are still in the planning faze with updates to come. Pam heralded the success of the Welcome Wagon Program and Easter Egg Hunt and offered a special "thank you" to Christa Wike for putting together the Welcome Wagon and Easter Egg Baskets. She thanked all the volunteers for their efforts at the Easter Egg Hunt along with Tom Kilianski for his contribution of the Easter eggs and candy for the baskets. She thanked Comprehensive Case Management, owned by Beth Lintz and Nancy Tucci, for the monetary contribution to off-set the cost of the Easter Egg Hunt. There were approximately 40 to 45 children that participated in the Easter Egg Hunt with excellent feedback from homeowners. She gave a special "thank you" to the Maranatha Baptist Church for their sponsorship, refreshments and assistance in the Easter Egg Hunt and the Annual Meetings. Pam announced that the HOA is being contacted by homeowners expressing an interest in volunteering for the betterment of our community and stressed the importance and need for more volunteers to step up.

The Board of Trustees for the Trabuewoods Homeowners Association is elected yearly during the annual Homeowners Meeting. The nominees for this position were Beth Lintz for Board of Trustee and HOA President, Elizabeth Ehret for Board of Trustee and Debbie Gordon for Board of Trustee. There were no other nominees. In attendance were 25 individuals with 18 households casting one (1) vote. There were nine (9) votes per proxy with the count as follows:

Beth Lintz 25 votes

Debbie Gordon 24 votes

The above individuals will continue serving as Board of Trustees and HOA President.

There were displayed, as usual, the volunteer sign in sheets and the HOA is very proud to announce the following offers to volunteer: one homeowner for the Safety Committee, 2 homeowners for the Communications Committee and 2 homeowners for the Social Committee!

At the conclusion of the Annual Meeting a "bucket" was raffled with a variety of garden tools consisting of a small rake, small shovel, hedge lopper, plant pruner, knee cushion, water hose, hose nozzles and gloves. The lucky winner was Casey Hoerig on LaForge Street. Congratulations Casey!!!!

The comments of those in attendance reflected approval of the direction the HOA is taking with overwhelming support and encouragement.
