- Ongoing communication and multiple meetings with the bookkeeper (accountant)
- Pam continuously monitors the neighborhood to update for sale lists and vacancies.
- Pam mailed out "friendly letters" regarding deed violations.
- Delivery of Welcome Wagon Baskets to new homeowners.
- Pam reviewed Joseph Testa and Recorders Office website and updated addresses.
- Beth and Pam completed newsletter classes to assist in the designing and composing of the TNT (Trabuewoods Newsletter). These classes were paid for out of their own pockets and not funded by the HOA.
- Monthly Board and Officer Meetings as well as special meetings face to face and via phone.
- Beth and Pam reviewed and updated "past due" dues.
- Assisted several homeowners in searching for their lost dogs with success.
- Pam contacted ODOT regarding the sound barrier wall and will present an update at the April 1st meeting.
- Beth, Jack McGee and Pam are investigating possible grant monies for Neighborhood Green to perhaps plant trees to assist in creating a sound barrier as well as trees for street lining.
- Many hours of phone calls and going door to door of local business for donations to the Welcome Wagon Baskets. Lawn care companies have been contacted for possible discounts to all homes in sub-division who may be interested in having lawns treated. Calls are planned to Ohio Mulch for similar possible discounts. Business are also being visited and or contacted for donations to the raffle baskets. The proceeds from the raffle baskets will be used to off set the cost of social events or other HOA expenses.
- Conferred with Pastor Sol Green several times to organize the Easter Egg Hunt at the Maranatha Baptist Church.
- Pam shopped for additional Easter Egg Hunt items.
- Pam and Beth picked up donated candy and plastic eggs from Drug Mart. This donation was facilitated by one of our homeowners.
- Officer Paulus is no longer our liaison but Beth did meet with Sgt. Warbins who will share the liaison position with Sgt. Kemmerling.
- Countless hours on newsletter development.
- Pam updated and printed address labels for newsletter mailing.
- Beth made several visits and phone calls to the post office and successfully secured the Indicia for bulk mailing reducing postage cost to 15.5 cents to this zip code instead of the usual 41 cents.
- After the newsletter was printed Beth, Pam, Mike and Nancy spent the afternoon on March 2nd folding and labeling 400 newsletters.
- The checkbook has been totally reviewed for the year 2007 and balances to the penny.
- Communication with HOA attorney regarding special circumstances.
- Beth negotiated with HOA attorney for fee reduction in pursuit of overdue homeowner's dues.
- Mike communicated with DEA officers during drug bust.
- Mike patrols the neighborhood park regularly which has seemed to reduce the drug activity and vandalism.
- Mike, Beth and Pam loaded mounds of trash in front of several homes into the back of Mike's truck and he took it to the dump. Mike paid the fee to the dump site out of his own pocket.
- Handled deed violation complaints with ongoing communication with the Mayor's Office and 311.
- Policies and Procedures continue to be written.
- Investigation of Reserve B for property value and requirements for possible sale by Beth E.
- Communication with possible interested buyer of Reserve B.
- Maintenance of monument lights.
- Every 5 to 7 days to the post office and bank.
- Door to door effort by Mike to enforce deed safety issues.
- Maintain spreadsheet on homes for sale and contact Realtors.
- Maintain spreadsheet for HUD homes.
- Monitor website and make updates.
The above list is not all inclusive of HOA activity but for the most part summarizes their effort.
The Board and Officers would like to acknowledge the efforts and contribution of the following homeowners, who's assistance has been instrumental in making the achievements of the last 8 months possible.
Christa Wike who has assembled all the Welcome Wagon Baskets and the wonderful Easter Egg Baskets. This service is time consuming and she does an excellent job!
Stacy Brown and her children Zack, Jordan, Rachel and Abby who stuffed all the eggs for the Easter Egg Hunt.
Jack McGee who braved the elements to remove the graffiti from the street sign and the Trabuewoods Park sign.
Anthony Costantino who cleared the snow from the driveways and sidewalks on his street after the "blizzard".
Tom Kilianski, manager of the Drug Mart in Powell, who donated 420 plastic eggs and gave a reduction in candy costs for the Easter Egg Hunt.
Steve Ehret, our web administrator who maintains and updates our website.
Comprehensive Case Management, for it's monetary donation to help off set the cost for the Easter Egg Hunt.
Several homeowners on Kellerman Ct. would like to also thank Beth Lintz for removing snow from 1/2 the sidewalks on Kellerman Ct. as well as several driveways during the "blizzard".
Our community is blessed with many honest and caring people but often their good deeds are not known. A thank you goes along way. If you would like to offer a special thank you to someone in our neighborhood please complete a feedback form on the HOA website and I will make sure it is posted.
