SAFETY/BLOCK WATCH, Debbie Gordon, Sponsor
No homeowners or residents expressed interest in formation of a formal Safety & Block Watch Program. We will continue to encourage residents who are interested to email or call a Trustee or Officer or complete a Feedback Form on the web. Debbie reported an increased CPD presence in the neighborhood as well as officers issuing several tickets for illegal parking on the street and speeding. No reports of vandalism have been received by the Trustees or Officers. The only way to track crime in the neighborhood is from the CPD which does not capture all crimes committed. The HOA encourages all residents to report crime or suspicious activity to the CPD, HOA and neighbors.

Web Site: There was a delay in getting two people registered for the website. We apologize for any inconvenience or frustration. We will be discussing implementation of changes that will improve the speed and accuracy of the website. We will discuss at next meeting.
TNT (Newsletter) was completed yesterday and is being sent late (should have been completed on or about August 1) but due to the limited number of volunteers and the work required, the completion was delayed. Beth will take it to the printer and resubmit the request for non-profit mailing status since the PO has been unable to track down the first application. We will still get standard rate for postage. Beth will report cost for TNT printing and mailing and give update on non-profit status at next meeting. It was a unanimous vote that TNT publication will be reduced to three times per year instead of four. This will result in a savings of money and time. We will try to provide one more newsletter this year and must provide one along with notification of the Annual Meeting 30-days before the meeting. Notification is required per our bylaws and is a perfect time to provide the 2008 ‘look back’ and ‘looking into the future’ of 2009. It was suggested by three homeowners that TNT be sent via email instead of US Mail. We do not have the additional time to obtain email addresses and change the publication to a word document and then set up e-mailings of TNT. If a resident is interested in spearheading this they should contact any Trustee or Officer to discuss.
Welcome Wagon: We have lots of new homeowners and Pam will be getting with Christina Chubb to set up delivery of the welcome gifts and newsletter. Pam and Beth purchased boxes, gifts and filler paper for the welcome gifts (candle in a gift box with filler paper and a newsletter) at a reduced cost from $25 each to $10 or less each.
Maranatha Church partnering with TrabueWoods residents:
The church has proposed a joint venture to clean up any vacant (foreclosed/abandoned) homes in order to improve the overall look and safety of the neighborhood. Should this come to fruition this year the HOA will provide drinks and food. If any resident is interested they should contact a Trustee or Officer via email, phone call or complete a Feedback Form on the web. Residents are encouraged to report any vacant/foreclosed homes they know about.
Christa Wike agreed to be a referral reference for home improvement referrals throughout the neighborhood (plumber, roofing, painter, etc.) Beth forgot to put this information in the newsletter but
it will be noted in the next TNT just fill out a feedback form or email and Christa would be more than
happy to help.
SOCIAL, Pam Johnson Chair:
Garage Sale: Since the Garage Sale (spring) was a success, we feel we should put out energies into next years garage sale by selling food as we did this year. We can do it for 1 or 2 days and longer and be more prepared for the turnout. We have no grill and unanimously agreed to purchase a grill for the HOA events (possibly like a volunteer appreciation day). We will look at grills as they are cheapest now and discuss amount we are willing to pay once the price is know. The grill will be stored at Pam’s.
Fundraisers: There are lots of fundraisers like the Applebee’s and Max & Erma’s (Papa John’s, GFS, etc) if anyone is interested and will participate we will look into getting it set up. This costs nothing but a little time to set it up, and we can make money for the neighborhood if residents would support.
Landscaping, Beth Lintz & Pam Johnson: Paid the landscaper $525.00 for weed removal (spray weed killer, weed whack and come back and remove dead weeds again) and trim bushes at both entrances. Besides Mike Schlegler’s mowing, Beth Lintz, Nancy Tucci also mowed the entrances, trimmed the trees and bushes and hauled away the foliage. Beth and Pam will be reimbursed for the fall decorations and flowers at the entrances. Nancy Tucci and Pam and her boys have been watering the mums.

Homes for Sale & Vacancies: Pam Johnson: 10 houses are currently for sale, 4 are vacant and 2 are rentals.
POB & PMB: The old address (private mail box) in the Silverhorn plaza was closed in August. Pam (and occasionally Beth) check the PO Box 469 in Hilliard for mail.
Current Status of Dues Collections:
297 Homes Paid ($17,764.07) 79%
81 Unpaid ($9,836.91) 21%- List is together and sending to Attorney Loveland to begin collection process. He will begin with a letter to the homeowner regarding collection process implementation. Each letter will cost $30.00 which will be charged back to the homeowner along with the outstanding dues and all collection costs. We can only estimate the cost as between $2,400-$9,000 to collect for all 2007 & 2008 outstanding dues.
Property Management Company:
It was unanimously decided that further discussion of hiring a property management company would tabled until next year due to the downturn in the economy. A property management company would cost each homeowner around $100-$150 per year. We will continue to manage the Association, knowing that we cannot enforce deed restrictions (unless they are related to safety concerns) until we know how much of the past dues we can collect.
